As the MLB season approaches, it appears the Tampa Bay Rays are finally closing in on a transformative stadium deal. For years, the team’s future has been clouded by the looming expiration of their lease at Tropicana Field, leaving fans anxious about where their beloved team would land. While previous attempts under former owner Stuart Sternberg—ranging from Ybor City proposals to redeveloping the current St. Petersburg site—stalled, the new ownership group led by Patrick Zalupski and CEO Ken Babby has made a “forever home” their top priority.
Yesterday, a massive hurdle was cleared that may finally turn the dream of Tampa baseball into a reality.
The “Steinbrenner Spark”
The momentum for a move to Tampa hit a fever pitch following the events of the 2025 season. After Hurricane Milton severely damaged the roof of Tropicana Field, the Rays were forced to play their home games at George M. Steinbrenner Field, the spring home of the Yankees and their Single-A affiliate, the Tampa Tarpons.
Located directly across from Raymond James Stadium, the outdoor venue proved to be a revelation. Despite the Florida heat and summer rains, fans turned out in droves, proving that the appetite for Major League Baseball in Tampa is immense. This “test run” confirmed what many had long suspected: if you build it in Tampa, they will come.
A Vision for the Dale Mabry Campus
The proposed site for the new stadium is the current Hillsborough College (HC) North Dale Mabry campus. On January 20, 2026, the Hillsborough College District Board of Trustees voted unanimously to approve a non-binding Memorandum of Understanding (MOU) to develop a partnership with the Rays.
The project, which carries an estimated $34 billion economic impact, features three core components:
- Champions Quarter: A state-of-the-art MLB stadium with a fixed roof, located at the southeast corner of Dale Mabry and Tampa Bay Boulevard.
- Innovation Edge: Brand-new, modern academic facilities for Hillsborough College on the southwest corner of the property.
- The Canopy: A sprawling mixed-use district including hotels, retail, restaurants, and residential units, designed to operate similarly to “The Battery” in Atlanta.
The location is a logistical goldmine, situated near Tampa International Airport and adjacent to the Buccaneers’ home. However, it will require significant infrastructure upgrades to Dale Mabry Highway to handle the influx of fans—especially on days when both the Rays and Bucs have home games.
The Road to 2029
While the vote is a landmark step, it marks the beginning of a complex 180-day exclusive negotiation period to finalize a binding agreement. The Rays have set an ambitious goal to open the new ballpark in time for the 2029 season.
The project has found a powerful ally in Governor Ron DeSantis, who recently voiced his support for the partnership. While he noted that the state would not directly finance the stadium itself, he emphasized the value of the “rejuvenation” the project would bring to the region.
The urgency to settle the stadium’s future is underscored by the state of the league. With the current Collective Bargaining Agreement (CBA) set to expire in December 2026, many in the industry are bracing for a potential work stoppage. Securing a long-term home now ensures that when the dust settles on league-wide negotiations, the Rays will be firmly anchored in Tampa for at least the next 99 years.
